Scope of application

The terms and conditions in this document apply to the relationship between the potential guest and Lux Housing Século XXI, from the time of the booking request until the end of the stay.

In situations that are not foreseen in the Terms and Conditions, the applicable legislation in force shall be used.

Booking Policy

Lux Housing Século XXI only guarantees to the guest the type of apartment reserved.

The client, upon making a booking accepts the terms, conditions and rules inherent to the use of these apartments, accepting the apartments in the conditions that they are delivered and with the knowledge of the inventory available in the apartment booked. The inventory can be verified on the check-in date by the guest.

The guest has until 10 am of the day following the check-in date to inform Lux Housing Século XXI team about the lack of some object and/or service in the chosen apartment.

The team mobile phone and email contacts are inside the apartment.

Cancellation Policy

The cancellation of bookings depends on the advance notice given to Lux Housing Século XXI and can be made under the following terms:

• Cancellation up to 14 (fourteen) days before the check-in date has a cost of 50% of the total amount of the booking;
• A cancellation communicated after 14 (fourteen) days prior to the check-in date, implies the loss of the total amount of the booking;
• No-show on the check-in date has the cost of 100% of the total amount of the booking, with no possibility of refund;
• Cancellation due to illness duly justified until 3 (three) days before the check-in date, has a cost of 10% of the total amount of your booking;
• No-show or cancellation on the check-in date due to illness, duly justified, has a cost of 50% of the total amount of the booking;

Change Dates Policy

The change of booking date can be made up to 7 (seven) days before the check-in date.

The new check-in date must, obligatorily, be within 90 (ninety) days following the date of the booking change.

The value of the changed booking may vary depending on the daily rates in effect on the date of the new request.

Booking Interruption Policy

The interruption of check-in and/or stay, does not give the right to total or partial refund of the booking.

Arrival and Departure

Check-in

Lux Housing Século XXI makes the reserved apartment available from 3 pm on the check-in date.

Check-in is autonomous.

The guest receives the access code to the building and to the reserved apartment, within 7 (seven) days prior to the check-in date.

The access code to the main door of the building is the same as the access code of the apartment.

For the duration of the booking the access code sent is unique, personal and non-transferable.

The access code is only activated from 3 pm on the day of arrival and is automatically deactivated from 12 pm (noon) on the day of departure.

In case the apartment booking is made directly at the Socicorreia Turismo, Lda. office, open from Monday to Friday from 9 am to 7 pm, the guest is subject to apartment availability on the day of booking.

Check-out

On the check-out date, the guest must leave the apartment booked, free of persons and goods, by 12 pm (noon) of that day.

If the apartment is not available as per the previous paragraph, Lux Housing Século XXI reserves the right to charge the guest the rate corresponding to one night, and the guest is only entitled to use the apartment if there is availability. Otherwise, the guest must leave the accommodation as soon as possible.

Terms of use

Only the people indicated in the booking can use the apartment.

The temporary stay of visitors to the guests with prior consent of the management of Lux Housing Século XXI is allowed.

The guest, and accompanying person(s), if applicable, shall use the apartment in the appropriate conditions, with care, zeal, responsibility and hygiene.

The guest, and accompanying person(s), if applicable, must treat other accommodation guests with consideration, respect and comply with the Regulations provided in each apartment.

The equipment at the guests' disposal must be used under the appropriate conditions and according to the instruction books available in each apartment, delivered clean and in good condition. The same applies to the common areas of the building.

In each apartment there is an inventory with the goods and equipment that are part of the apartment. All damages, breakages and thefts occurred during the period of stay will be charged to the guest and the respective cost will be debited.

Children under 14 years of age must be supervised by an adult guest at all times during their stay at Lux Housing Século XXI.

Lux Housing Século XXI is not responsible for personal property that may disappear inside its Building.

The guest must close and make sure that the access doors to the building and the apartment door are properly closed.

Parking

The Lux Housing Século XXI, has no private parking.

There are public paid parking spaces and Parking in the surrounding areas.

Animals

The presence of animals is expressly forbidden in Lux Housing Século XXI.

In case of violation of this rule, Lux Housing Século XXI informs the guest of the obligation to interrupt the stay, without right to the reimbursement of amounts already paid for the availability of the apartment in the period of stay booked.

Noise

As a matter of respect and understanding towards all guests, special care is requested for silence in the common areas.

Between 10 pm and 7 am no activities are allowed that cause noise that may disturb the other guests of the accommodation, according to the General Noise Regulation.

Access to the apartment

The Lux Housing Século XXI team has the right to enter the apartment during the guest's stay, with prior notice, in order to carry out cleaning, repairs and similar works.

Accommodation rates and other prices

The price of the stay payable by the guest constitutes the consideration for the use of the apartment in the period between arrival and departure.

The total price of the stay will be charged to the guest per night, regardless of whether the guest actually used the apartment or not.

The applicable rates are the agreed prices and/or the prices established in the price list of Lux Housing Século XXI in force on the date of the booking request.

The prices mentioned in the booking refer to the final price for the client and may vary depending on the number of people, number of nights, the time of year, being directly affected by seasonality. The advertised prices include:

• Bedsheets and towels for the capacity of the property;
• Bathrobe and slippers
• Bath gel, shampoo, hand gel, soap
• Cleaning service once a week with change of bedsheets and towels, unless otherwise indicated;
• Water, electricity, gas, TV and internet expenses;
• VAT at the legal rate in force.

Offers and promotions are temporary and subject to the specific conditions defined.
Specific payment conditions may apply to travel agencies, tour operators and other entities.

After check-out, the apartment will be inspected.

In case of theft or damage resulting from breakages, negligent or intentional behaviour, Lux Housing Século XXI reserves the right to charge the guest the amount of the damaged and/or stolen property, within 7 (seven) days following check-out, the guest being previously contacted for his/her knowledge.

The goods and equipment that make up each apartment are duly identified in an inventory kept inside each apartment and of which the guest is aware.

Terms of payment

The booking is only confirmed following receipt of payment.

The booking is only guaranteed with a credit card.

If the stay is extended, the price for each subsequent night must be paid by 12 pm (noon) on the initially scheduled check-out date, and subject to availability of accommodation.

Specific payment conditions may apply to travel agencies, tour operators and other entities.

Payment methods:

• Credit Card.
• Bank Transfer to the IBAN indicated by the Lux Housing Século XXI team (however a credit card must be provided to guarantee the booking).
• Payment by credit card at the accommodation, in case the booking is made on the day of check-in.

Complaints

The accommodation has a complaints book at the reception.

Any complaints or suggestions should be forwarded to management.

If it is verified that there is a defect in the apartment of the guest, Lux Housing Século XXI has the right to choose the repair or relocate the guest in a similar type of apartment to that contracted by the guest.

For this situation, susceptible defects are only considered if they put into question the level of service and quality of Lux Housing Século XXI.

Responsibility of Lux Housing Século XXI

Lux Housing Século XXI will be responsible for ensuring the proper conditions of hygiene, cleanliness and safety of the Building.

Lux Housing Século XXI is not responsible for personal property that may disappear within its premises.

Lux Housing Século XXI is not responsible for loss of data provided by the guest in case of electronic transmission of payment data, being only responsible in case of wrongful practice.

In case of force majeure, Lux Housing Século XXI will not be responsible before the guest for the delay in making the apartment available. Force majeure reasons are those that make impossible the availability of the apartment such as strikes, blockades, natural disasters or accidents in the apartment.

Duty to notify

In the event of theft, property damage, fire, flooding or other damage to the apartment, the guest should immediately inform the Lux Housing Século XXI team and do everything possible to help resolve the situation in question.

Security

For the safety of our clients and our properties we have an exterior video surveillance system.

Smoking Ban

Smoking is strictly forbidden inside the building.

End of stay

Lux Housing Século XXI has the right to terminate the stay if the guest does not proceed to pay the amount due, as well as if the guest presents any behaviour that affects the peaceful coexistence, quiet, hygiene and / or safety of the building and of other guests.

Data protection

The personal data of the guest, and his accompanying person(s), if applicable, are stored and processed by Lux Housing Século XXI and service providers, in accordance with the Data Protection Act, for the services requested by the Client and for its own advertising campaigns.

Lux Housing Século XXI reserves the confidentiality of guest data.

The guest has the right to object, at any time, to the use of their personal data for advertising purposes and must inform Lux Housing Século XXI.

Unless otherwise provided by law, personal data of the Client shall be deleted when the statutory retention period ends.

General provisions

The Terms and Conditions regulate the stay of the guest at Lux Housing Século XXI and the use of the apartment on his part.

The invalidity of one or more of the preceding provisions does not affect the validity of the remaining provisions. The invalid provision will be replaced by the valid provision, as close as possible to the commercial and legal intentions of the parties or if this is not possible by the Portuguese legislation in force.
